Everything below starts the same way: a conversation, then a written quote. Conveyancing follows the statutory scale; most drafting work is a fixed fee.

The work we take on

Six areas cover nearly every file in the office. If your matter sits outside them, we will say so on the first call and point you to a firm we trust.

How fees work

The statutory scale, and everything around it

Conveyancing fees in Malaysia are set by a statutory scale based on the property price, so no honest firm can promise one flat rate for every transfer. What we promise instead is the exact scale fee for your property, calculated and put in writing before you sign anything.

Disbursements sit outside the fee: stamp duty, land searches, registration and filing charges that we pay out on your behalf. Your quote lists each one separately, and receipts are attached at completion.

Drafting work such as tenancies, wills and agreements is charged at the fixed fees below. If your matter turns out to be more involved than the fixed fee covers, we stop, explain why and agree a revised quote before continuing.

Questions about money and time

Is the first consultation free?

The first 15 minutes on the phone costs nothing and tells us both whether we can help. A full 45-minute consultation with a lawyer is RM 250, and it is credited against your fee if you engage us within 30 days.

Why is there no fixed price for conveyancing?

Conveyancing fees in Malaysia follow a statutory scale based on the property price, so we cannot lawfully quote one flat rate for every transfer. What we do instead is calculate the exact scale fee for your property and put it in writing before you sign anything.

What are disbursements?

Out-of-pocket costs we pay on your behalf: stamp duty, land office searches, registration fees and the like. We list each one separately in the quote and attach receipts at completion, so you never see a mystery lump sum.

How long does a subsale transfer take?

A straightforward subsale with financing usually completes in three to four months, governed mostly by the bank and the land office. We map the timeline at the start and flag any delay in your Friday note the week it appears.

Can you act for both buyer and seller?

No, and you should be wary of anyone who offers to. Each side needs its own advice. We act for one party only, and will happily recommend firms we trust for the other side.

Do you handle court disputes?

Our work is transactional: property, agreements and estates. If a matter turns contentious we brief litigation counsel we have worked with for years, and stay involved as your instructing solicitors.
